For Camp Hill, Enola and West Shore owners seeing We Buy Houses ads

"We Buy Houses" in Camp Hill or Enola? The real question is for how much.

You've seen the signs and the mailers. "We buy houses, any condition, cash." That part's usually true. The part they skip is the only question that matters: for how much? Most of those offers are built so somebody else profits on your equity. Here's another way.

Josh Schoenly explaining that We Buy Houses ads leave out the real question: for how much

We buy houses any condition, cash. The question is for how much? Most of those offers are built around buying low so somebody else can profit on your equity. If you need to sell a home or rental property here in Central PA quickly, there is another way. We work with local and national buyers who will make offers on your property as is. And it's my job to help you get the most out of it, not the least. You might even qualify for our 7-Day Stress-Free Home Sale program. DM me the address and I'll get you some preliminary offer numbers.

Any condition, cash. For how much?

The We Buy Houses pitch is built to sound simple. They'll buy your Camp Hill or Enola house as is. They'll pay cash. They'll close fast. All of that can be true.

What the yard sign doesn't tell you is how the number was built. Most of those offers start from buying low enough that the buyer (or the wholesaler who assigned the contract) can still make money when they flip it, rent it or assign it. Your equity is the fuel.

So if you're holding one of those offers, don't argue with the "any condition" part. Ask the real question out loud: for how much, and who keeps the rest?

Who profits from the offer you've got?

Plug in a rough as is value, the We Buy Houses or cash offer, and (if you want) what you think the buyer could resell it for. You'll see what percent of value the offer is, and how much equity a flip near that resale would leave for them.

Camp Hill and Enola: what the numbers show

None of the 31 documented closings is in Camp Hill, so I don't invent Camp Hill stats. Nearby proof is still useful. Enola accounts for 7 of the 31 closings. All 7 sold at or above list, at about 108.1% of list and about $36,200 over list, with about 5.9 days on market. Same West Shore corridor as Camp Hill, Hampden Township and East Pennsboro Township.

Across all 31 documented Central PA closings, all 31 sold at or above list price, at about 114% of list on average and about $28,400 over list, with about 7 days to an accepted offer. 68% went pending in 7 days.

Past results don't guarantee future results. Every home and every market week is different, and these numbers are shown for illustration only.

Another way to sell fast as is

  • Preliminary offer numbers, plural. DM me or text me the address and I'll get the local and national buyers we work with to look at it in whatever condition it's in. Here's more on selling as is and how cash buyers often price an offer.
  • The 7-Day Stress-Free Home Sale. You may even qualify. It's one weekend of showings, with cash buyers and owner occupants competing at the same time. Here's how the 7 days work, and what happens if it doesn't sell in 7 days.
  • Your first offer stays on the table. You can still take it. You'll just know whether it's the most you can get, or the least. Wondering what selling with me costs? See the cost to sell.

Common questions

What does a We Buy Houses offer usually mean?

It usually means one cash buyer (or a wholesaler lined up behind them) wants to buy your house as is, fast. The ad is true about speed and condition. What it doesn't say is that the offer is often built so they can profit on the equity you're leaving behind.

Is Josh a We Buy Houses company?

No. I'm a REALTOR with eXp Realty, LLC. I work for the seller. We work with several local and national buyers who buy as is, and it's my job to help you get the most out of those offers, not the least.

Do you have closings in Camp Hill?

None of the 31 documented closings is in Camp Hill, so I don't show Camp Hill statistics. Nearby, Enola has 7 closings (all at or above list), and Cumberland County has 19. Past results don't guarantee future results.

What about Enola results?

7 of the 31 documented closings are in Enola. All 7 sold at or above list, at about 108.1% of list and about $36,200 over list, with about 5.9 days on market. Past results don't guarantee future results.

What does the Who profits check on this page do?

You enter a rough as is value, the We Buy Houses or cash offer, and an optional buyer resale guess. It shows how much of the value the offer is, how much equity a flip near that resale would leave for the buyer, and builds a text you can send me for preliminary offer numbers. It runs in your browser only.

Does it cost anything to get preliminary offer numbers?

No. There's no cost and no obligation. If the We Buy Houses offer you've got turns out to be the best one, you can take it knowing it's the right call.
