What to fix before listing
What to fix before you list, and what to skip
You don't need to remodel to sell. Here's a plain-language look at what's worth fixing, what you can skip and what to ask first.
The short version
Light prep is the goal. Josh's approach is to tell you exactly what matters and what doesn't, so you don't spend your time or money on the wrong things. In general, fix what buyers will notice or worry about, and skip what's really about your taste.
This page is general guidance, not a repair estimate, and we're not quoting costs. What's worth doing depends on your home, and Josh will walk through it with you in the Strategy and Pricing Plan.
Fix these
- Small things that make a house feel neglected: burned out bulbs, dripping faucets, doors that stick, loose handles, cracked switch plates.
- Anything that looks like a safety issue: loose railings, tripping hazards, exposed wiring or something that doesn't work the way it should.
- Scuffed or marked paint where it shows: a touch-up is often enough.
- Deep cleaning: kitchens, bathrooms, windows and floors. It takes time more than money.
- Clutter: clear counters, closets and the garage. It's one of the cheapest changes you can make, and it shows in photos.
- Yard and entry: sweep, trim and tidy the front of the house, because that's the first photo.
Skip these (usually)
- Full remodels: a new kitchen or bath usually doesn't make sense right before a quick sale. Ask Josh before you start any big project.
- Replacing things that work: if the appliance, fixture or floor works and looks fine, leave it.
- Repainting in your personal taste: if the paint is clean, a new color isn't likely to change the outcome.
- Big landscaping projects: tidy is enough.
- Staging every room: declutter and clean first. Josh can tell you if a room needs more.
Ask us first
- Older systems and big items: roofs, heating and cooling, windows and the like. Whether to fix, price around or leave them is a conversation, and it depends on the home.
- Anything you suspect is wrong but haven't checked: tell Josh early so there are no surprises during the weekend.
- Carpets, floors and walls in rough shape: sometimes a touch-up is enough and sometimes it's not.
- Anything that costs real money: run it by Josh before you spend it. Part of the pricing plan is deciding what's worth it.
What the closings do and don't tell us
The 31 closings in our data include several older homes that sold above original list: Mount Holly Springs home built in 1850, Harrisburg home built in 1928, Havertown home built in 1942, Harrisburg home built in 1946, Harrisburg home built in 1947, Harrisburg home built in 1950, Carlisle home built in 1951. Age alone didn't stop them. That said, the data doesn't tell us what each seller fixed or skipped before listing, and we're not going to guess. What it does show is that condition and price together drive the result, which is why step 1 and step 2 come first.
