Your pre-listing checklist, step by step

A practical, printable checklist for selling your home, matched to the 7 steps of the 7-Day Stress-Free Home Sale. Check things off as you go.

How to use this checklist

This checklist follows the same 7 steps Josh uses with every seller. Print it, check things off, and bring it to the walk-through. If you'd like the longer version of the timeline, read how the 7 days work. If you want to know what's worth spending time on, read what to fix before listing.

This is general guidance, not a promise of any result. Josh will tailor it to your home, and your list may be shorter than this one.

Step 1, 14 to 21+ days out: Strategy and Pricing Plan

Write down why you're selling and when you need to be done. Josh builds the plan around your goals.
Write down the number you need to net, not just the price you hope for.
Gather anything you know about the home: the year of big updates (roof, heating and cooling, windows), appliances that stay, and any warranties.
If you have a homeowners association or a condominium fee, find the paperwork and the monthly amount.
List your questions. No question is too small, and the walk-through is the time to ask them.
Decide who has to agree before you accept an offer, and get them to the walk-through if you can.

Step 2, 10 to 14 days out: Pre-List Prep

Declutter every room. Clear counters, closets and the garage so people can see the space, not your stuff.
Pack up personal items like family photos, mail and anything valuable you don't want strangers seeing.
Clean thoroughly, including windows, baseboards and the spots you usually skip.
Fix the small things you have been putting off: burned out bulbs, dripping faucets, sticking doors, loose handles.
Touch up scuffed paint where it shows.
Tidy the yard and entry: sweep, trim what's overgrown and clear the front walk.

Step 3, 7 to 10 days out: Pro Photos and Marketing Buildout

Do a last tidy the day before the photographer arrives. Our team pays for the photographer, not you.
Turn on all the lights and open the blinds on photo day.
Clear the kitchen counters and bathrooms, and put away cars, trash cans and toys outside.
Plan for pets: ask Josh what works best for the photographer visit.
Send Josh anything you want mentioned in the listing, like a new feature, a favorite spot or a storage detail.

Step 4, 5 to 7 days out: Launch as Coming Soon

Confirm your contact details and the best way to reach you, so Josh can update you quickly.
Decide how you want to handle showing logistics, and talk it through with Josh before the weekend.
Think about where you and your family will be Friday through Sunday.
Keep the house in showing shape from here on, as best you can.

Step 5, typically Thursday: Go Live Everywhere

Look over the finished listing and tell Josh about anything that needs correcting.
Keep the home tidy. No showings yet, but the weekend is close.
Plan for pets and valuables for the showing weekend.

Step 6, Friday to Sunday: Showings and Feedback

Leave the house when showings are scheduled, and take pets along if you can.
Leave lights on, blinds open and the home easy to walk through.
Leave the questions from buyers to Josh. We manage scheduling, screen buyers and gather feedback.
Ask for feedback summaries and keep notes of anything that comes up.

Step 7, Monday to Tuesday: Review Offers and Choose the Best Option

Read each offer with Josh, line by line. The best offer isn't always the highest price.
Compare price, terms, timing and anything the buyer is asking for.
Decide what you'd accept, what you'd negotiate and what you'd reject. You always can.
When you're comfortable, tell Josh and we lock it in.

Common questions

Do I have to finish everything on this checklist?

No. Josh tells you what matters for your home, and light prep is the goal. Plenty of the items here may not apply to you.

Does the photographer cost me anything?

No. A professional photographer is part of the marketing buildout, and it's paid for by us, not you.

Do I have to be gone for showings?

Showings are Friday to Sunday and we manage the scheduling. It's usually easiest to be out during showings, and Josh will talk through the logistics with you.
