For Hershey, Harrisburg and Dauphin County owners who need to sell fast

Need to sell your Hershey or Harrisburg house fast? It doesn't have to mean selling cheap.

Here's the thing: selling fast and selling cheap aren't the same thing. You've got more options than the first cash offer that lands in your mailbox or inbox. Here's how to check that offer, what your other options look like, and how to get preliminary offer options for your house at no cost.

Josh Schoenly explaining why selling a Hershey or Harrisburg house fast doesn't have to mean selling cheap

Why "fast" starts to sound like "cheap"

If you own a house anywhere from the City of Harrisburg out to Lower Paxton, Swatara, Hummelstown or Hershey, you've probably seen them: the postcards, the handwritten letters, the texts and emails that say "we'll buy your house for cash, any condition, close in 7 days."

When you need to sell quickly because of a move, a job change, an inherited house, a divorce or a house that needs more work than you want to take on, that first offer can feel like the only option. And since it's usually low, it's easy to assume that's just the price of speed.

It isn't. That offer is one buyer's number. They picked it, usually before they've seen the inside of your house, and their job is to buy it as low as they can. That doesn't make them bad guys. It just means one offer isn't the market.

The first mailbox offer next to your other options

Here's what changes when more than one buyer gets a look at your house:

The first mailbox offer next to preliminary offer options
First mailbox or inbox offerPreliminary offer options
Who's making the offerOne buyer, and you may not even know who it is.Several local and national buyers who buy as is, looking at the same house.
Have they seen the house?Usually not. The number often comes before anyone walks through. They look at the actual property, in whatever condition it's in.
Who sets the price? The buyer, alone.Buyers competing with each other, so the market sets it.
Your equityWhatever's left after their discount and any fees they pass to you.You see the net from each option side by side, so you keep as much as you can.
SpeedFast.Still fast. Preliminary numbers usually come together in days, not months.
ObligationOften a deadline to sign.None. You can still take the mailer offer if it's the best one.

We work with local and national buyers who'll look at your property in any condition. When several of them are looking at the same house, they're competing with each other instead of naming a price alone. That's how you keep as much of your equity as possible without waiting months.

Check your offer, then build your request

Part 1 shows you what you don't know yet about the offer you've got. Part 2 turns what you want to see into a text you can send me in one tap.

Part 1: the mailbox offer checklist

Got a postcard, letter, text or email with a cash offer? Check what you actually know about it. Nothing here is saved or sent anywhere.

Part 2: build your offer options request

Pick what you'd like to see. It builds a text you can send me from your own phone, so nothing goes anywhere until you tap send.

Dauphin County: what the numbers do and don't show

I want to be straight with you. 7 of the 31 documented closings of the 7-Day Stress-Free Home Sale are Harrisburg address homes in Dauphin County: two in Lower Paxton Township, two in Swatara Township, and one each in West Hanover Township, Susquehanna Township and the City of Harrisburg. All 7 sold at or above list. They averaged about 117.3% of list and about $27,300 over list, with about 8.3 days on market (4 to 12 days). Sold prices ran from $53,000 to $321,000.

None of the 31 is a Hershey, Derry Township or Hummelstown home, so I'm not going to give you Hershey stats. The Hershey page and the Hummelstown page lean on the nearby Dauphin County closings and say so.

Across all 31 documented Central PA closings, all 31 sold at or above list price, at about 114% of list on average and about $28,400 over list, with about 7 days to an accepted offer. 68% went pending in 7 days.

What "preliminary offer options" actually means

When you DM me or text me the address, I'll look at what similar homes near you have actually sold for and reach out to the local and national buyers we work with who buy as is. Then you get a few options side by side:

    • As is offers. What buyers would pay for the house the way it sits, no repairs, no cleanout. If the house needs work, read about selling as is.
    • The 7-Day Stress-Free Home Sale. Your property might even qualify. It's one weekend of showings, with those same cash buyers bidding against each other and against owner occupants. Here's how the 7 days work.
    • A regular listing. If you've got time and the house shows well, I'll show you what that might net you too.

No cost or obligation whatsoever. If the mailer offer still wins, you can take it knowing it's the right call.

    Common questions

Does selling my house fast mean I have to sell it cheap?

No. Fast and cheap aren't the same thing. The first cash offer in your mailbox or inbox is one buyer's number. When local and national buyers who buy as is look at the same house, and when owner occupants get a shot at it too, you've got a much better chance of keeping your equity without waiting months.

    What are preliminary offer options?

It's a side by side look at what your house could bring a few different ways: as is offers from the local and national buyers I work with, what the 7-Day Stress-Free Home Sale could look like, and what a regular listing might net you. Send me the address and I'll put them together. No cost and no obligation.

Will buyers really look at my house in any condition?

Yes. The buyers I work with buy as is, so you don't have to fix anything first to get real numbers. If a little work would pay for itself, I'll tell you, but it's your call.

I got a cash offer in the mail for my Hershey house. Should I take it?

Maybe, but don't take it blind. Run it through the mailbox offer checklist on this page, then let me get you a couple of other numbers to compare it to. If the mailer offer is the best one, great, you'll know for sure.

Do you have closings in Hershey or Harrisburg?

Harrisburg, yes: 7 of the 31 documented closings have Harrisburg addresses in Dauphin County, and all 7 sold at or above list. Hershey, no: none of the 31 is a Hershey, Derry Township or Hummelstown home, so I won't show stats for those. Past results don't guarantee future results.

Does it cost anything to get my offer options?

No. There's no cost and no obligation, and you can still take the mailer offer if it turns out to be the best fit.
