For Central PA owners thinking about a cash sale

Cash buyers aren't the bad guys. But they're not on your side.

Let me be fair here. Wholesalers and cash buyers provide a real service: speed and convenience. But here's the thing. Their job is to buy as low as possible. My job is the opposite. Here's who's who, what Pennsylvania's wholesaling law gives you, and how to get the speed without handing over your equity.

Why I'm not going to trash cash buyers

Some sellers really do need a quick, quiet sale. No showings, no repairs, close when you want. Cash buyers and wholesalers make that possible, and for the right house and the right situation, that's worth something. I'm not here to tell you they're crooks. Most aren't.

But nobody in that deal is working for you. A cash buyer has to buy low enough to cover their repairs, their holding costs and their profit. A wholesaler has to leave room for their own fee on top of that. Every dollar of that room comes out of your equity.

Wholesaler or cash buyer? Here's how to tell

A lot of the "we buy houses" letters and texts you get in Central PA come from wholesalers, not the people who'll actually own the house. That's not automatically bad, but you should know who you're dealing with, because a middleman means there's a second cut coming out of the deal.

Is it a cash buyer or a wholesaler? Quick check

Check anything that's true about the offer or contract you've got. Nothing here is saved or sent anywhere.

What Pennsylvania's wholesaling law gives you

Pennsylvania passed Act 52 of 2024, which made wholesaling licensed real estate activity. Under the law, a wholesale contract has to say, in writing:

  • That it's a wholesale transaction, and the buyer plans to assign or sell their interest for a fee without taking title.
  • That you have the right to get an appraisal, talk to a real estate licensee who isn't affiliated with their broker, or talk to a lawyer, before or after you sign.
  • That you can cancel until midnight of the 30th day after you sign, or until the sale closes, whichever comes first.
  • That any payments you made get refunded within 10 business days after you cancel.

If a wholesale contract leaves those out, the law says you can cancel any time before closing. The Pennsylvania Association of Realtors wholesaling overview is a good plain English summary.

This is general information, not legal advice. If you've already signed something, talk to a real estate attorney about your specific contract.

How you get the speed without giving away the equity

Here's what I do instead. We bring several local and national buyers to the table, cash investors included, so they compete for your property as is, in any condition. Before it goes live, the house goes out as Coming Soon to buyer, investor and agent lists. It launches on a Thursday, shows Friday through Sunday, and we review every offer side by side Monday and Tuesday. The cash buyers who'd have lowballed you alone now have to bid against each other.

That's how the 7-Day Stress-Free Home Sale works. If the house needs work, see selling as is. Want to see the math? Use the cash vs open market net check, or compare all 4 ways to sell quickly. Here's the 7-day sale next to an instant cash offer, and what it actually costs to sell with eXp Realty.

What the results show

Across all 31 documented Central PA closings of the 7-Day Stress-Free Home Sale, all 31 sold at or above list price, at 114% of list on average, about $28,400 over list, with about 7 days to an accepted offer. 68% went pending in 7 days.

Past results don't guarantee future results. Every home and every market week is different, and these numbers are shown for illustration only.

What sellers say

"Josh sold two properties for me in less than normal circumstances. One investment property and one raw land deal. Each had their individual complexities and each I believe sold at a fast pace and for a good value."

Common questions

What's the difference between a wholesaler and a cash buyer?

A cash buyer plans to actually buy and own your house. A wholesaler puts your house under contract and then assigns or sells that contract to another investor for a fee, without ever taking title. The fee comes out of the gap between what you get and what the end buyer pays.

Is wholesaling legal in Pennsylvania?

Yes, but it's regulated. Act 52 of 2024 made wholesaling licensed real estate activity in Pennsylvania and requires certain written disclosures in a wholesale contract, including your right to cancel. This is general information, not legal advice, so talk to an attorney about your specific contract.

Can I cancel a wholesale contract in PA?

Under Act 52 of 2024, a seller in a wholesale transaction can cancel until midnight of the 30th day after signing or until the sale closes, whichever comes first, and payments have to be refunded within 10 business days. If the contract leaves out the required disclosures, it can be canceled any time before closing. Check with an attorney before you act.

Who's on my side when I sell my house fast?

A cash buyer or wholesaler is on their own side. That's not a knock, it's just their job: buy as low as possible. When I list your house, I represent you, and my job is the opposite: get several buyers competing so you keep more of your equity.

Can cash buyers still make an offer if I list with you?

Yes. Local and national cash buyers and investors can bid right alongside owner occupants. The difference is they're competing with each other instead of setting the price alone.

Does it cost anything to see my options?

No. Text or send me the address and I'll put together your preliminary offer options. No cost and no obligation, and the decision's always yours.
