For Central PA owners with a house that needs work

Do you have to fix your Central PA house before you sell? Maybe not

A lot of owners think they've got to spend $20,000, $30,000, even $50,000 on repairs before they can sell. Sometimes that's true. A lot of the time it isn't. The key is looking at the numbers and comparing your options before you spend a dime.

The two traps

When a house needs work, most owners feel stuck between two bad choices. One, pour tens of thousands into a roof, a kitchen, floors and paint, then wait months to list. Two, take the first "we buy houses" offer and walk away from a pile of equity.

There's usually a better path in the middle, and you only find it by running the numbers.

Run the repair math first

Here's a quick check. Put in your best guesses. I'll help you tighten them up with real local sales.

Fix it first, or sell it as is?

Type in your own rough numbers. Nothing here is saved or sent anywhere.

Enter your numbers above to compare.

Don't forget the stuff that's easy to skip: contractors run late, costs creep, and every month you're carrying taxes, insurance, utilities and maybe a loan payment.

When selling as is makes sense

  • The repairs are big, like a roof, foundation, systems or a full gut.
  • You don't have the cash, the time or the energy to manage contractors.
  • The house is vacant and costing you money every month. See selling a vacant property fast.
  • The after-repair price isn't high enough to cover the work plus a cushion.

More on that here: selling a house as is in Central PA.

When a little work pays off

Sometimes a deep clean, fresh paint, some landscaping and a couple of small fixes change how buyers feel about a house for not much money. Big projects rarely pay you back dollar for dollar. Here's my list of what's actually worth fixing and the seller checklist.

As is doesn't have to mean cheap

Here's what most people miss. Selling as is to one cash buyer and selling as is on the open market are two very different things. With the 7-Day Stress-Free Home Sale, the house goes out as Coming Soon to buyers, investors and agents, goes live on a Thursday, gets one weekend of showings, and offers get reviewed early the next week. The investors who'd make you a cash offer can still offer. They just have to compete. Here's the full side by side: 7-day sale vs instant cash offer.

What the 7-day approach has done

Across the program's 31 documented Central PA closings, all 31 sold at or above list price, at 114% of list on average, about $28,400 over list, with about 7 days to an accepted offer.

Past results don't guarantee future results. Every home and every market week is different, and these numbers are shown for illustration only.

Common questions

Do I have to make repairs before I sell my house in Central PA?

No. You can sell as is. Some repairs pay for themselves and plenty don't, so the smart move is comparing what you'd net both ways before you spend a dime.

Will a cash buyer give me a fair price for a house that needs work?

A single cash buyer's number has to cover the repairs, their holding costs and their profit, so it's usually the lowest offer. That doesn't make it wrong for you, but you should see it next to your other options.

Can I list a house as is and still get strong offers?

Often, yes. When a house goes out to buyers, investors and agents at the same time, the people who want a project compete with each other, including cash buyers.

What about inspections when I sell as is?

Buyers can still inspect. Selling as is just means you're not agreeing up front to fix things. Pennsylvania sellers still have to disclose known material defects, so be upfront about what you know.

What does it cost to find out my options?

Nothing. Send me the address and I'll look at the property, the numbers and a few different ways to sell it. There's no cost and no obligation.
