Home / Sell your house as is
No repairs, no fixing
Sell your house as is in Central PA
You don't have to fix it to sell it. The real question is whether one buyer sets the price, or a bunch of buyers compete for it.
Two ways to sell as is
Selling as is just means you're not making repairs before you sell. Buyers see it the way it is. In Central PA, that usually comes down to two paths:
| One cash buyer | 7-day as is listing | |
|---|---|---|
| Who's buying | One company or investor | Buyers, investors and agents, all at once |
| How the price gets set | They name it, and it has to cover repairs, holding costs and their profit | Buyers compete over one weekend of showings |
| Repairs | None | None required |
| Timing | Fast | Coming Soon, live on a Thursday, offers reviewed early the next week |
| Can cash buyers offer? | Just the one | Yes, they just have to compete |
| Your say | Take it or leave it | You can accept, reject or negotiate any offer |

What you don't have to fix
- Dated kitchens and bathrooms
- Old carpet, worn floors and tired paint
- An older roof, furnace or water heater
- Cosmetic stuff like wallpaper, light fixtures and trim
- Stuff left behind in the house (we'll talk about a cleanout plan)
A few cheap things can still help, like a good clean, lights on and the grass cut. Here's what to fix (and what to skip) before listing. Pennsylvania still requires a seller's disclosure, so as is doesn't mean you skip telling buyers what you know.
Why competition matters
When one buyer makes the only offer, there's nobody to push the price up. When a bunch of buyers see the house the same weekend, they have to bring their best number. Across the program's documented Central PA closings, homes sold for 114% of list on average, about $28,400 over list, with about 7 days to an accepted offer.
Past results don't guarantee future results. Every home and every market week is different, and these numbers are shown for illustration only.
