The four ways out

  1. Sell to one cash buyer. Quick and as is, but their offer has to cover repairs, holding costs and their profit, so it's usually the lowest number.
  2. Sell to an investor with the tenant in place. Some buyers want the rent from day one. A lease with a good payment history can help. Here's more on selling a rental with tenants.
  3. Sell it vacant to an owner occupant. When the lease ends, some homes bring more from a buyer who wants to live there. See selling a vacant house and the vacant house cost calculator.
  4. List it as is, built for speed. That's the 7-Day Stress-Free Home Sale. It goes out as Coming Soon, goes live on a Thursday, gets one weekend of showings, and offers get reviewed early the next week. Cash buyers can still offer, they just have to compete.

What the 7-day approach has done

Across the program's documented Central PA closings, homes sold for 114% of list on average, about $28,400 over list, with about 7 days to an accepted offer.

Past results don't guarantee future results. Every home and every market week is different, and these numbers are shown for illustration only.

Common questions

Should I sell my rental property or keep it?

It depends on what it really nets you, what it needs, and how much of your time and stress it eats. If the cash flow check comes out small or negative and big repairs are coming, selling's often worth a serious look. If it's paying you well and you don't mind the work, keeping it can make sense.

What about taxes when I sell a rental?

Selling a rental can bring capital gains tax and depreciation recapture, and things like a 1031 exchange may or may not fit your situation. I'm not a tax pro, so please talk to your CPA before you decide. It's worth a call before you list, not after.

Can I sell my rental with a tenant living there?

Usually, yes. The lease generally goes with the property and showings need proper notice. For anything specific about your lease, talk to a real estate attorney.

Do I have to fix it up before I sell?

No. You can sell it as is. A good clean and a few cheap fixes can help, but every month of repairs is another month of carrying costs.

Is the cash flow check saved anywhere?

No. It runs right in your browser. Nothing you type is saved or sent anywhere.

What does it cost to find out my options?

Nothing. Send me the address and I'll look at the property, the numbers and your exit options. There's no cost and no obligation.
