Need to sell your Central PA house fast? Here's what most sellers don't know

If you've got a property you just need gone, you've probably got more options than you think. And the fastest one isn't always the one that costs you the most equity.

"I just need it gone"

I hear that a lot. Maybe you inherited a house and you live two hours away. Maybe you're moving for work. Maybe it's sitting vacant, or you're worn out from tenants and repair calls. Whatever the reason, you want it handled, and you want it handled soon.

Here's what most sellers in that spot don't know: you can usually sell quickly and keep most of your equity. You don't have to pick one. My goal is simple. Help you keep as much of that equity as your situation allows.

Thing #1: You've got more than two options

Most people think it's either list it and wait for months, or take a cash offer and eat the discount. In reality there are several ways to sell fast here in Central PA:

  • An instant cash offer. Fast and certain. You'll often give up a real chunk of equity for that convenience.
  • A direct sale to an investor. Similar story. Quick, but one buyer means one price, and it's usually their price.
  • A traditional listing. Often more money, but it can mean weeks or months of showings and keeping the house ready every day.
  • An as-is listing. You skip the repairs and let the market price the condition, with lots of buyers looking instead of one.
  • The 7-Day Stress-Free Home Sale. A real MLS listing with eXp Realty, LLC, run on a tight schedule: Coming Soon, go live Thursday, one weekend of showings and offers reviewed Monday to Tuesday.

Which one's right depends on the house, your timeline and how much equity's on the line. I compare the two most common side by side in 7-day sale vs instant cash offer.

Thing #2: Cash buyers can still buy it, they just have to compete

This one surprises people. Listing your home doesn't shut out investors and cash buyers. They're on our lists, and they see your home during Coming Soon right alongside regular buyers and their agents.

The difference is they don't get it at a discount just because they asked first. When everybody's looking at the same home on the same weekend, the price tends to sort itself out. If a cash buyer ends up with the best offer, great, you can take it. You just weren't stuck with a single number.

Thing #3: You probably don't need to fix much

A lot of folks hold off selling, or take a lowball offer, because they think the house has to be perfect. It doesn't. Buyers in this area still show up for homes that need some work as long as the price and the presentation make sense.

We focus on the few things that actually move buyers and skip the rest. Here's my list of what to fix before listing, and what to skip, and if you want the bigger picture, check out my post on selling fast without a fire sale.

Thing #4: Fast is about the plan, not the price cut

Slashing the price is the lazy way to sell fast. What actually gets a home sold quickly is the work up front: pricing it right from day one, light prep, pro photos, building demand during Coming Soon and putting every buyer in front of it on the same weekend. That's the whole idea behind how the 7 days work.

Here's what that's looked like across 31 documented 7-Day Stress-Free Home Sale closings, from MLS closing records:

  • 31 out of 31 sold at or above list price.
  • About 7 days on average to an accepted offer.
  • 68% went pending in 7 days or less.
  • Homes sold for 114% of list on average, about $28,400 over list.

A few examples: a Mechanicsburg home in 5 days, an Enola home in 5 days and a Harrisburg home in 5 days.

Past results don't guarantee future results. Every home and every market week is different, and these numbers are shown for illustration only.

Thing #5: Finding out costs you nothing

You don't have to commit to anything to see your options. The Strategy Session is $0 with no obligation, and the pro photos are paid for by us, not you. If you're wondering about the rest, here's what it costs to sell with Josh Schoenly, eXp Realty. And if a cash offer really is your best move, I'll tell you that too.

Common questions

What are my options if I need to sell my Central PA house fast?

Usually more than two. You can take an instant cash offer, sell to an investor, list it the traditional way, list it as-is, or run a short, focused launch like the 7-Day Stress-Free Home Sale where cash buyers and regular buyers compete. The right one depends on the house, your timeline and how much equity's at stake.

Is a cash offer always the fastest way to sell?

Not always. A cash offer gives you a fast, certain closing, and sometimes that's worth the discount. But a well run listing can get you an accepted offer in about a week, and cash buyers can still make offers on it. You just don't have to take the first number.

Can investors still buy my house if I list it?

Yes. Investors and cash buyers are on our lists and see your home during Coming Soon. The difference is they have to compete with everyone else, which usually works in your favor.

Do I have to fix my house before I sell it?

No. A lot of homes sell as-is. We focus on the few things that actually move buyers and skip the rest. Here's what to fix before listing, and what to skip.

What does it cost to look at my options?

Nothing. The Strategy Session is $0 with no obligation. Just send me the property address.

Is a fast sale guaranteed?

No. The 31 documented 7-Day Stress-Free Home Sale closings averaged about 7 days to an accepted offer, but every home and every market week is different. Past results don't guarantee future results.
