Selling fast in Central PA
Could your Central PA house sell in 7 days? Here's how it works
Short answer: for certain homes and certain situations, possibly. Here's who it fits, how the week actually plays out, and how to find out if your place is a good candidate.
The honest answer is "possibly"
I get this question a lot: "Josh, can you really sell my house in a week?" I'm not going to tell you every house sells in 7 days, because that's not true. What I can tell you is that for the right home, priced right, with the right prep and the right launch, a week from going live to an accepted offer is a realistic goal.
That's exactly why I built the 7-Day Stress-Free Home Sale. It's for property owners who value speed and simplicity, but who don't want to hand over a big chunk of their equity to get it.
Most sellers think they've only got two options
When people need to sell quickly, they usually think it's one or the other:
- List it the old way and live with weeks or months of showings, tidying up every morning and waiting on the right offer.
- Take an instant cash offer and give up what can be a real piece of your equity for the convenience.
Here's the thing. Speed and top dollar don't have to fight each other. A cash offer is the best move for some sellers, and if that's you, I'll tell you. For most people, though, there's a better way. I break it down side by side in 7-day sale vs instant cash offer.
How the week actually works
The "7 days" isn't magic. It's the payoff of the work we do before your home ever hits the market. Here's the short version:
- Strategy and pricing plan. I walk the property, we talk about your goals and timeline, and I run the comps.
- Light pre-list prep. No remodels. I'll tell you exactly what matters and what doesn't. Here's my list of what to fix before listing, and what to skip.
- Pro photos and marketing. A professional photographer, paid for by us, not you.
- Coming Soon. Your home goes out to our buyer and investor lists and to the agents whose buyers are searching for a home like yours.
- Go live, typically on a Thursday. MLS, the major home search sites and social. No showings yet, so demand builds.
- Showings Friday to Sunday. One weekend. We handle scheduling and screening.
- Review offers Monday to Tuesday. We go through every offer together. The best one isn't always the highest price.

Who it's a good fit for
- You're relocating, downsizing or buying your next place and need a clear timeline.
- You don't want months of strangers walking through your house.
- You've been tempted by a cash offer but you hate the idea of leaving money on the table.
- Your home's in reasonable shape, or close to it with some light prep.
If your home needs a lot of work, or there's something unusual going on, it may still be a fit. It might also mean another option puts more money in your pocket. That's part of what I'll look at with you.
What the numbers say
I don't like vague promises, so here's what our records show. Across 31 documented 7-Day Stress-Free Home Sale closings, pulled from MLS closing records:
- 31 out of 31 sold at or above original list price.
- About 7 days on average to an accepted offer.
- 68% went pending in 7 days or less.
- Homes sold for 114% of list on average, about $28,400 over list.
You can see every one of them, town by town, on the results page. A few that sold fast: an Enola ranch in 4 days, a Carlisle brick ranch in 6 days and a Mechanicsburg townhouse in 6 days.
Past results don't guarantee future results. Every home and every market week is different, and these numbers are shown for illustration only.
"What if it doesn't sell that first weekend?"
Fair question. Sometimes the feedback tells us something we couldn't have known ahead of time. When that happens we don't panic, we adjust. I wrote a whole page on it: what if my home doesn't sell in 7 days? And you always keep the right to accept, reject or negotiate any offer.
What to do first
Just send me your property address. I'll take a look and let you know which options may be a fit, including whether the 7-day plan makes sense or something else would put more money in your pocket.
